At 19 years old, most people are still figuring out their path. For Sunny Burruss, that was the year she launched her real estate career—backed by years of behind-the-scenes experience and a confidence shaped by growing up in the industry.


Sunny, now a longtime real estate agent with Keller Williams Realty Bothell, traces her career back further than most.


“I actually always say that I’ve really been doing real estate since I was like two because I went on inspections and appraisals,” she said.


Throughout high school, Sunny worked at her local real estate office. She did everything from cleaning to answering phones, building on her prior knowledge of the field.


Encouraged by her grandmother, one of the founding members of Windermere in Snohomish, Sunny got her real estate license at just 19. It was an unconventional start, and not without skepticism from others.


According to Sunny, her biggest adversary was her age. People underestimated her ability and maturity, but she leaned on her knowledge and experience to guide her.


“It took some getting used to and getting through those barriers,” Sunny said. “I might be 19, but I’ve really been doing this my whole life.”


In her first year doing real estate, she brought in $14,000 in commission, a sizable sum for a teenager in 1995.


After years in the business, Sunny decided to move to Keller Williams. This choice proved pivotal, not only in her career, but in her personal life as well.


“With all the education that Keller Williams offers, I kind of had hit a cap [at Windermere],” she said. “I didn’t know what I didn’t know.”


The move reshaped her perspective, pushing her to focus less on transactions and more on relationships.


That philosophy shows in her business today, where nearly 87% comes from repeat clients and referrals. For Sunny, it all comes back to connection.


“Not just in today’s market, in any market, my baby is my database,” she said. “I spend 85% of my time on my database.”


Behind the scenes, building a sustainable business also meant learning to ask for help. Sunny’s first step was hiring her transaction coordinator, Simona, who she still works with to this day. Learning to trust others and let go a bit gave Sunny more business, more success, and more time for her life outside of real estate.


Currently, Sunny works alongside her assistant Carolyn, who she says has proved the importance of leverage.


“Not only is she amazing with our clients, but she has given me that ability to provide the level of service that I provide,” Sunny said. “The biggest thing is she allows me to spend a little bit more time with my family.”


At the center of it all is her “why.” To Sunny, that’s her family and husband.


Today, Sunny continues to evolve her business, embracing new tools like AI and social media to better connect with clients, while staying grounded in what has always worked. Rather than chasing business, she builds it naturally through meaningful relationships with her sphere.


Often, she says, conversations about real estate don’t even start with her. Instead, they come from the relationships she’s spent a lifetime building.
